A rental property needs attention after the furniture arrives, too. Clear records and repeatable room checks help you notice wear, replace the right items, and keep the setup consistent. Start with a simple system your team will actually use.
Keep a room record
Save photographs of the finished arrangement, model and fabric information, measurements, and care labels. Record where spare bedding and accessories belong. Update the record when a piece changes.
Keep guest instructions current for the actual equipment and furniture in the property. Remove notes for an old sleeper mechanism or appliance after it is replaced.
Inspect furnishings during turnover
Check seating, beds, tables, and storage for damage, loose parts, or operating problems. Inspect mattress protection and bedding before remaking beds. Follow the specific manufacturer’s care instructions rather than applying one cleaning method to every material.
Have problems assessed before the item is used again. Follow assembly, installation, and anchoring instructions, and retain the documents for future reference.
Plan replacements before shopping
Measure the item and surrounding space, photograph the finish, and note what will stay. Compare living-room furniture with those details in hand. A newer model may differ in size even when its name sounds similar.
For beds, check mattress size, support requirements, and finished height. Our rental mattress collection and protectors offer starting points for questions about replacement and fit.
Keep the listing accurate
Photograph rooms as they are currently furnished. Describe sleeper sizes, dining places, and amenities clearly. Avoid using images of a former setup if guests will find something different on arrival.
Keep a separate list for consumables and missing small items. That helps distinguish a furniture replacement from a restocking job and makes the next discussion more specific.
